Thinking of Listing your Muskoka property?
So how does it all work?
I have been in this profession long enough to tell you a few key things that I won't do.
I won't overprice your Muskoka listing - there are companies that will. You and I have a common bond, you want your cottage in Muskoka to sell and I want to sell it! It isn't rocket science.
In Muskoka your cottage must be listed at market value. It can't be listed for what you built it for or what it could be built for now it has to be priced competitivley against similar properties.
I will come up with a Market Value for your Muskoka property by looking at comparable properties that have sold and even though in Muskoka no one property is the same as another I can take bits and pieces from each and come up with an accurate price range.
I preview a lot of properties daily in Muskoka (I can't get to them all because that would be looking at 22,000 lakes) but I can see a fair amount which allows me to compare your property with the ones I have already seen.
I will provide you with up-to-date information on what’s happening in the marketplace. What has sold in the last 24 months and perhaps even longer. There are not a lot of sales that happen on lakes so I have to do a lot of researching. I might even do a cost approach to figure out what your cottage would cost to build right now and then factor in depreciation. I may even have to take the value of the Muskoka waterfrontage and see what lot's are selling for.
No cottage property is the same, this is not a Toronto neighbourhood (I sold there for many years as well). I have to find the value of similar properties on similar lakes throughout Muskoka. This takes some time to do and some strategy.
